Program Qualifiers
- Flock seeks landlords who own single-family rental homes, whether that's just one, a handful, or even a whole portfolio of homes
- Homes must have a loan-to-cost ratio (LTC) of less than 50%. In other words, the outstanding mortgage balance must be less than 50% of the value of the home

- Continue to benefit from continued exposure to real estate through rental income and potential home price appreciation
- Avoid the taxes, costs, and spent on a traditional sale

Flexible estate planning: owning shares in a portfolio of assets rather than one illiquid property allows clients to split assets across multiple heirs; beneficiaries will also receive a step-up in basis upon inheritance.

As a result, you can access clients with off-market properties that may not ordinarily list on the MLS.
- We'll do the heavy lifting, you'll get paid: Flock has its own team of real estate advisors and experts who can walk through the offer and ultimately close the transaction. All you have to do is get them on the phone with our team. We earmark all clients that come through you, and you'll get 3% commission on each transaction that closes with them. If a seller's agreement is in place, we'll follow the terms of the seller's agreement accordingly.
