Program Qualifiers
- Trio offers a 40-year amortizing loan (Link) that utilizes a seller financing agreement. It establishes an equitable title interest for its customers through one of Trio's government housing agency HUD approved partner entities, while a Trio approved lender originates a 30-year FHA insured mortgage for the government agency partner.
- By using an FHA insured mortgage, financing is subject to FHA loan limits, but Link has no income restrictions and is much more flexible for the customer thereby providing access to long-term financing. Link does require an inspection on all homes being financed, unless new construction. Trio's product, Link, is available throughout the USA with a few exceptions.

- Customers can apply through a Link approved lender like for any other loan. Eligible lenders have gone through Link program training to facilitate the process for their customers
- Once approved for Link financing, the customer goes shopping for a home with their real estate agent
- Purchase contracts are to include an assignment addendum for financing purposes
- Given the government housing agency is a pre-approved borrower under FHA Guidelines, there are no further approvals, just the FHA appraisal to support the negotiated purchase price in order to close the financing
- One other available component to Link is the use of Trioā€™s Convertible Lease financing that initially provides the customer with a 3 to 5-year lease agreement that automatically converts into a long-term Link Loan agreement with no option pricing or any other complicated process
- All Link financing allows for the assumption of the FHA insured mortgage as well as new loan financing once the customer has become mortgage qualified

- Real estate agents earn their full commissions as on any other transaction
